I had a great day of Value Comparison yesterday. My day began 60 miles out of my familiar stomping grounds. My First Time Home-buyers have approximately $300,000 to spend and are looking for at least 3000 Square feet in a safe beautiful neighborhood. Well, that is a tough thing to find in Orange County California. So we took a ride out to Riverside County. We found a beautiful Master Planned Community called Sycamore Creek. It is located about 9 miles outside of Corona. This community sits right at the bottom of a magnificent mountain range. I was dumbfounded at the selection of homes priced in the $250-$300K price range. We will submit offers on at least 4 of the homes that we viewed. The community is extremely well planned with Schools, Sports Complex, Pools all located within walking distance to the homes. The values are FANTASTIC. As an investment alone these homes are exceptional. Pay $250,000 for a home that rents at $3,000 a month. That is a great return on investment..but that is a side note, my clients are looking for a home to raise their family in. I get excited when I see a great VALUE!
Returned to The Beach Cities in the afternoon to Preview for my next set of buyers..Who have $550,000 to spend on a home. We are spending almost twice as much money and will be lucky to find a 3 bed 2 bath home of 1200 Square feet. If we manage to find a home that is close enough to the beach to walk , it will surely need repairs and or remodel. The difference in price versus Square Footage, Upgrades, Lot Size, Community Amenities, is huge!
I am a die hard Beach Girl but I have to say Corona Values really made me think twice about Lifestyle versus Cost.
